Good Schools increase local property prices

Government research confirms that properties located close to good Primary and Secondary schools adds considerable value to house prices.  

The department for education research found property prices are 8% higher within the catchment area of the best performing primary schools, and 6.8% higher near the best secondary schools.

The average house price in Sussex is £352,335 so at the top end of the house prices in the area this price increase by £42,280 just because they are located within proximity to good schools.

Market commentator and buying agent Henry Prior told the BBC

“At long last, the government is confirming what many people have known for years, that being near a good school adds to the price of a home. It is all about location, location, location. Good schools put up the price in the same way as high-speed broadband or being near a rail station.”

According to the report published by the BBC many people choose to save money on the house price by moving away from top ranked schools, instead favouring sending their child to a private school.
